電梯安裝施工工藝流程
電(dian)梯安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)基(ji)本步驟為:清(qing)理井道、查看現場是否具備安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)條件、提供臨時(shi)庫房、拆箱驗件、搭腳手(shou)架(jia)、制作樣板、放基(ji)準線、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)導軌(gui)支架(jia)、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)導軌(gui)、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)機(ji)房設(she)備、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)廳(ting)門(men)裝(zhuang)(zhuang)(zhuang)置、在底(di)層(ceng)(ceng)裝(zhuang)(zhuang)(zhuang)對重(zhong)、在頂層(ceng)(ceng)裝(zhuang)(zhuang)(zhuang)轎廂、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)井道機(ji)械設(she)備、掛(gua)鋼絲繩、安(an)(an)(an)裝(zhuang)(zhuang)(zhuang)電(dian)氣(qi)裝(zhuang)(zhuang)(zhuang)置布置井道電(dian)纜(lan)和隨(sui)動(dong)電(dian)纜(lan)、整機(ji)調(diao)試驗收。
舊小區加裝電梯
1、舊小區家裝電梯好不好
優點:對于高(gao)層的(de)住戶來(lai)說(shuo)裝(zhuang)一個電梯(ti)肯(ken)定是(shi)好(hao)事,就(jiu)避免了(le)(le)(le)每(mei)天爬樓梯(ti)上上下(xia)下(xia)了(le)(le)(le),特別是(shi)家(jia)里有老人(ren)的(de)人(ren),裝(zhuang)了(le)(le)(le)電梯(ti)的(de)話,就(jiu)更方便(bian)老人(ren)出行了(le)(le)(le),而且裝(zhuang)了(le)(le)(le)電梯(ti)之后(hou),房子肯(ken)定能升值不少(shao),就(jiu)算(suan)以后(hou)不住了(le)(le)(le),不關是(shi)出租還是(shi)出售,都(dou)會搶手很多(duo)!
缺點:對于低層(ceng)住(zhu)戶來說,裝(zhuang)了電(dian)梯(ti)大都用不著,甚(shen)至還(huan)(huan)可能(neng)會影(ying)響生活,因為裝(zhuang)了電(dian)梯(ti)之后,房(fang)子在采光上會有(you)影(ying)響,可能(neng)還(huan)(huan)會產生大量的(de)噪音,而(er)且(qie)更關鍵的(de)是還(huan)(huan)有(you)多交一筆電(dian)梯(ti)的(de)物業費,考慮到這些問題,底(di)層(ceng)的(de)住(zhu)戶肯定就不干了!而且,當時的舊小區是越底層越貴,如果家裝電梯后就變成高層房子升值(zhi),低(di)層房子就會減值(zhi)。
2、舊小區電梯加(jia)裝(zhuang)流程
流程(cheng)分(fen)七步:①申請人準備簽訂協(xie)議(yi)、制定概(gai)念(nian)方案等(deng);②向屬地鄉鎮(zhen)、街道辦事處提出(chu)申請;③街道組(zu)織相(xiang)關部(bu)門現(xian)場踏勘及(ji)可(ke)行性論證;④概(gai)念方案改進后進行公示;⑤申(shen)請人委(wei)托進行建(jian)筑結構(gou)安全鑒定并(bing)開展專項設(she)計;⑥規(gui)劃部門組織(zhi)設計聯審,審批規(gui)劃許可(ke),施(shi)工圖審查合(he)格后,進(jin)行方案(an)公示(shi);⑦告知街道,并(bing)在住(zhu)建、消防等部門溝通后,施工安裝;8.完工后(hou)要進行檢驗(yan)并落實電梯管理者(zhe),最后(hou)進行竣工驗(yan)收并使用登記。
舊小區電梯加裝常見問題解答
1、有住戶不同(tong)意可以申請(qing)嗎
工作(zuo)人員(yuan)說,如果個別(bie)住戶不同意,也可以提(ti)出(chu)申請,但申請加(jia)裝電梯手續中(zhong),需要(yao)兩次公示(shi),如果公示(shi)期有異(yi)議,需要(yao)處(chu)理好(hao)反對意見(jian)后再予以審(shen)批通(tong)過。
2、舊(jiu)小(xiao)區電(dian)梯加裝費(fei)用
一般來說,電梯的安裝(zhuang)居民不花錢(qian),只需要按年度交一次租金就能使用。樓層越高,租金越貴。
3、業主(zhu)不(bu)肯(ken)加裝電梯怎么辦
想安裝電梯的業主如果拿到了城(cheng)鄉規劃局的同意批復,那這個(ge)手續是合(he)法有效的,而老舊小區(qu)安裝電梯是大勢所趨。但如(ru)果業主(zhu)怎(zen)么都不同意的話,可以進行補償處理。
